For Hong Kong restaurants, cafés and F&B premises

Air-Conditioning Works for Restaurants and F&B Premises

Dining areas, preparation zones and kitchens place different demands on air-conditioning, with changing heat, moisture, grease exposure and operating hours. Start by mapping each unit, its location, symptoms, service history and workable available work period, then confirm whether the scope is maintenance, repair, cleaning or replacement.

  • Assess dining and preparation zones separately
  • Plan work around operating hours
  • Define included work and separately assessed items in the quotation

Different parts of one restaurant
can point to different problems

A dining area that feels warm only at lunch, a preparation zone under sustained load, a dripping indoor unit or inconsistent controller settings can each need a different response. Recording where and when the issue occurs gives the site review a useful starting point.

01

Affected zone

Identify the dining area, bar, preparation zone, kitchen or back-of-house location, together with the relevant indoor units and controllers.

02

Timing of the issue

Note whether it appears before opening, during peak service, after closing, or only under particular weather or equipment conditions.

03

Workable window

Share last-order, closing, cleaning, replenishment and reopening times so access, testing and handback can be planned realistically.

04

Site constraints

Flag landlord or building access rules, work permits, lift booking, ceiling access and outdoor-unit locations.

Dining and back-of-house areas need different checks

Dining areas

Occupancy, entrance-door movement, solar exposure, seating layout and peak service periods can all change conditions where customers sit. A review should tie the affected area to the time of day.

Preparation and back-of-house areas

Heat, moisture, grease exposure and interfaces with fresh-air or extract systems need separate consideration. An air-conditioning scope does not automatically include kitchen extract or other systems.

A post-closing work period must cover access,
testing and handback

A workable slot depends on the agreed scope, labour, materials, isolation arrangements and building rules. “After closing” should not be treated as a promise that every job can finish in one night.

  • Clearance and protection: confirm last order, food storage, a clear work zone and protection of the premises.
  • Access and isolation: check permits, electrical isolation, ceiling access, outdoor plant and any work at height.
  • Scope and variations: state the work, items requiring separate assessment and how additional findings will be approved.
  • Testing and handback: allow time for reinstatement, basic operational checks, clearing the area and returning the premises.

Build the work location into the programme

Safe access and equipment for ceiling, high-level or outdoor-unit locations directly affect the time and site coordination required.

Separate air-conditioning, ventilation
and food-premises responsibilities

Air-conditioning equipment

Quote against the confirmed indoor units, outdoor units, drainage, controls and related supporting work. Systems not stated in the scope are not automatically included.

Ventilation and extract

Kitchen extract, fresh air, ductwork and other ventilation issues need separate confirmation of equipment, statutory requirements and competent personnel. AC cleaning is not a substitute.

Food and premises hygiene

The operator remains responsible for food protection, premises hygiene and reopening procedures. Routine AC work does not provide indoor-air-quality or hygiene certification.

Put operating arrangements and equipment conditions in one brief

Heat sources, trading hours and access restrictions directly affect work planning in F&B premises. Share the information available so Evolt Cool Engineering can define the scope that can be assessed.

  2. 02 Affected areaObserved issue, when it occurs and which zones are affected.
  3. 03 Trading arrangementsOperating hours, workable access times and available work period.
  4. 04 Equipment recordsRecent maintenance, repair and fault records.

Evolt Cool Engineering holds annual third-party liability insurance covering all projects undertaken during the policy period, with cover of up to HK$20 million. If a project requires a higher limit, we can arrange additional project-specific cover. The actual limit, scope, terms and exclusions are subject to the applicable policy and insurer approval.

Restaurant AC work enquiries

Can work take place only after the restaurant closes?

You can request an after-hours arrangement, but the workable slot depends on the scope, labour, materials, access rules, testing and handback time.

Does a warm dining area mean the system is undersized?

A warm dining area does not by itself show that the system is undersized. Review occupancy, door movement, solar exposure, equipment condition, controls and ventilation against the site findings.

Is kitchen extract included in air-conditioning work?

It is not automatically included. Kitchen extract, fresh air and related ductwork need separate confirmation and pricing against the actual equipment, responsibilities and statutory requirements.

Can air-conditioning units be cleaned during service hours?

Work during service hours is confirmed from the equipment, position, isolation, site protection, wash-water handling and customer-area arrangements. We confirm the available work period after the site review.

What photos can we take before enquiring?

From ground level or another safely accessible position, photograph the unit exterior, controller, equipment label and visible signs of the problem. Do not open equipment, climb or approach live or moving parts.

Provide the operating hours
together with the equipment information

Share the location, affected zone, equipment details, operating hours and available work period so we can confirm the appropriate service and quotation process.
